Probate & estate questions

The questions executors ask first.

Yes — we do it regularly. The purchase agreement can be drafted and signed by the personal representative while probate is open. We coordinate with your attorney so the actual closing aligns with the court's release of the property. Many inherited deals close the day the property is officially released to the estate.

The personal representative (or executor) typically has authority to sell on behalf of the estate, but practical agreement among heirs makes the process smoother. We can deliver one written offer that all heirs see at the same time — useful for getting everyone on the same page. We don't pressure either way.

Never. Furniture, junk, documents, photos, everything else — we donate what's reusable, recycle what we can, and dispose of the rest at our cost. The estate doesn't pay anything out of pocket and doesn't carry liability for what's left.

Most commonly the entire purchase price wires to the estate's bank account at closing, and the estate (via the personal representative + attorney) handles distribution per the will or court order. If preferred, the title company can split proceeds at closing and wire directly to each heir's account.
