The questions we hear most.

Honestly? We've bought houses with caved-in roofs, full fire damage, hoarder-grade interiors with floor-to-ceiling stuff, raw sewage in the basement, and squatters still in residence. If you're embarrassed about the condition, that's almost always a sign it's a great fit for us.

Our written offer is what closes. We don't 'inspect to renegotiate' — that's an agent-deal tactic. We absorb the repair risk when we sign the purchase agreement. The only thing that ever changes our offer is finding the property is in better condition than you described.
